We Will Beat Any Written Deal on a New Ordered Home
There are three ways to price each home, Base price, delivered and set, and turn key.
The big name sales lots started pricing Base Price so most smaller independent sales lots including Haleys Homes inc. have had to adopt the same format so you the customer can compare apples to apples. Base price is the lowest price of the three it includes the base model home that means no upgrades and no delivery, set up, or site work for the home. So base price is a standard model at the factory,
The next way to price is Delivered and Set. Delivered and set it is just like it sounds the model you pick delivered to your lot and set all sections put together on you land. Delivered and set does not include any site improvements to list a few: clearing, roads, well, septic system, power to house, decks, heat pump, gutters, stepping stones, vapor barrier under the home, foundation inspections a lot of these things are required by the bank and or FHA guidelines.
The final price and the largest is Turn Key. Turn key includes all the items that are needed to turn the key in your door and move in. To name a few: well, septic system, decks, heat pump, electrical hook up, clearing, roads, vapor barrier, gutters, stepping stones 30' grass,seed & straw, all inspections, in some cases permits, and any other miscellaneous items. In most cases a safe number to use for all the site work except for clearing $20,000.00 on top of the delivered and set price.
In conclusion no sales lot can price turn key with out asking questions related to your lot and in most cases a trip to the building site, but every sales lot can price delivered and set with all the options you want in your new home. You as a customer can never ask too many questions you need to know how and what is and is not included in a sales lot pricing they are telling you.
